About this property

This newly converted medieval barn offers a truly enchanting holiday experience, set in the owners’ grounds opposite their Oast Barn. It has been thoughtfully crafted into a spacious and welcoming retreat, while retaining original architectural features. The barn is set down a quiet country lane with wonderful walks from the doorstep and is located (1.3 miles) from the village of Biddenden which has a lovely traditional country pub, a Michelin star restaurant and a village store. Explore the nearby historic town of Tenterden (4.5 miles) and enjoy a trip on the Kent & East Sussex Railway. There are National Trust properties close by, Sissinghurst Castle and Gardens (4 miles) and Small Hythe Place (6.5 miles). Venture further afield to historic Rye (15 miles) which has antique shops and cobbled streets and enjoy the stunning beach at Camber Sands (18.5 miles). Enjoy a wine tasting/tour at one of the many local award-winning vineyards.

On the ground floor, this unique property offers an open-plan layout which highlights the grandeur of the exposed vaulted timber beamed ceiling. A larger-than-life cosy wood burning stove takes central stage with comfortable sofas and an armchair. The kitchen and dining area combines functionality with aesthetics and boasts a central island, perfect for food prep and chat and is well-equipped for whipping up breakfast, lunch, or dinner! There is a reception seating area with a sofa and two armchairs which leads out to the garden and a separate utility room with rear access, perfect for storing walking shoes and coats. Also, on the ground floor you will find the master bedroom with a super king-size zip and link bed, which can be made up into twins if required, a range of fitted wardrobes and a shower room with a WC next door. Upstairs there are two more double bedrooms, one double, the other is a twin room which can be made into a super king-size bed, all with storage and mirrors. The bathroom is a delight with a free-standing bathtub.

Outside, the enclosed garden is screened with hedging and has paved and lawned areas with a large table, chairs, sunshade, and BBQ providing an oasis of tranquillity. There is a path to the end of the garden with a gate to the private parking area. Guests are also welcome to wander around the surrounding fields of approximately 20 acres including a natural spring pond with decking over and seating to sit and watch the wildlife.

What can I say about the Barn at Birchley Farm... Amazing building, huge space, Warm and inviting, well decorated with a modern addition throughout but not losing the country style heritage to the building. Hosts were friendly & helpful. Nothing was any trouble for them and they made us feel welcome. Thank you very much, we would definitely stay again and would urge others to stay at Birchley Farm.

We had a wonderful time at this beautifully decorated barn. Everything we needed was thought of in terms of facilities and equipment. The location is perfect for exploring, however we had terrible weather so spent most of our time in the barn, playing board games, cooking and eating, which was very relaxing and exactly what was needed after a busy festiva period. I would highly recommend, you will not be disappointed. The hosts are also lovely and very helpful.

The Barn is beautifully decorated and everything you need has been considered - it’s a pleasure to stay in. The ground floor bedroom and bathroom worked very well for my parents who have some mobility issues.
